Accommodation in Ghana has evolved rapidly over the years. There has been a significant rise in housing since the 90s. Quite apart from the increase in housing demand, the properties’ structure and style have also witnessed some changes. A country once overflowing with compound houses and bungalows has added to its portfolio many luxurious apartments and mansions, particularly in Accra. We will look into the housing market in Ghana and briefly highlight some popular accommodation types in Ghana today.
The most popular type of accommodation, which is readily available to Ghanaians for rent; the single room. This type of accommodation is the most affordable type of accommodation for rent in the country. There are two types of single room accommodation; the single room self-contained and the single room with shared facilities. As the name suggests, a single room self-contained is a room with toilet facilities and a small kitchenette in the room. A lone single room consists of just a room. Communal bathroom and kitchen facilities are available for you and other members of the house. This accommodation type is mostly available for low-income earners, new entrants into the job market, and newly married couples looking to start life.
A slight variation of the single room rental option is the chamber and hall rental option. The chamber and hall have a bedroom and another room referred to as the hall, which can either be used as a dining area or a guest area. In most cases, there is a toilet facility inside the rooms. Alternatively, there can be communal toilet facilities. Like the single room/self-contained, this type of accommodation can be found in most areas where there are no residential areas or low cost of living.
Moving away from the single room accommodation type, let’s look at an accommodation for people with larger families This is a two-bedroom or three-bedroom apartment where there will be at least two bedrooms, a hall and one kitchen. Apartments may feel smaller than regular houses but there is the opportunity to make the most out of the available space. Apartments usually cost less and may be preferred by middle-income Ghanaians. With apartments, you’ll share a wall with another unit in a storey building. Most apartment buildings may be more secured with security guards, however, you may need to share certain facilities such as a swimming pool with your neighbours. In most cases, there will be at least one toilet and bath. With three-bedroom apartments, one room will have its own toilet and bath. This room in Ghana is referred to as the master bedroom.
Houses may give you more space than an apartment, however, this comes at an extra cost. There may be more privacy and freedom when one owns a house over an apartment. Most houses also come with more than one bedroom available. With a 3 bedroom house, there will be a bigger room that will usually be termed the master bedroom. Some houses also come with boys’ quarters as popularly known in Ghana. This serves as a room for security personnel or the one who helps to take care of the house. Depending on the location, the prices of houses may vary. When searching for a house to rent, it is important to consider location, however, remember to have a budget and do well to stay within it.
